Frequently Asked Questions

How long does it take to close?

We can close as quickly as 30 days as long as the title & appraisal are back. And of course assuming you submitted everything we needed. We have no doubt you will have submitted your documents quickly…right

What types of loans do you provide?

We are a Direct Lender for 30 year rental loans aka DSCR, Fix & Flip and Bridge Loans. We are a commercial mortgage broker for bank, credit union and government agency financing on multifamily properties and portfolio loans.

What States do you lend in?

We are a direct lender in all states except AK AZ CA ND NV SD VT. We can broker multifamily loans in most states.

What fees do I have to pay upfront ?

There are no up front fees. We get paid at closing, on the HUD Settlement Statement. You will be responsible for paying for the appraisal when it is ordered. Be very wary of lenders and brokers trying to collect money for anything else prior to closing.

What documents do you require?

Documentation for each loan program is different, but for our direct lending loans there are NO tax returns, W2's or Paystubs! If you are financing a larger multifamily property (5+ Units AND $1,500,000+ loan amount) there are also NO tax returns for the Government Agency programs! Bank and Credit Union programs typically require 3 years Tax Returns.

What credit score do you require?

Most of our loan programs require 660-680+. We can discuss creative LLC structuring if your credit score is lower and you have partners with higher scores. In fact, our DSCR and Fix & Flip programs will use the HIGHER of the partners scores! DSCR loans have "risk based pricing" so the better your score, the better the rate and down payment requirement!

It's a combination of having ALL of the tools and knowing HOW and WHEN to use them to provide the BEST financing solution for our clients.
